Propurti is a property management platform for firms managing residential and commercial portfolios across Canada. It runs the whole operation from one system — leases, rent, maintenance, inspections and owner reporting — with separate portals for the tenants and the landlords a firm acts for.

Tenants apply, sign, pay rent and raise maintenance requests in one place, and can follow the status of anything they have reported without telephoning the office. Landlords see their properties as the firm sees them: occupancy, arrears, work in progress, and the statements behind every disbursement, available without having to ask for an update.

The AI sits inside the work rather than beside it. Maintenance requests are triaged by urgency and routed to the right trade. Arrears are flagged from payment behaviour before a month is missed. Notices, lease documents and inspection reports are drafted from records the system already holds, and explained in plain language when a tenant or an owner asks what they mean.

Provincial differences are handled in the software. A firm operating in Ontario, British Columbia and Alberta works to each province's notice periods and forms without maintaining three separate sets of procedures.
